Summit County Market Update

Hello Summit County!
As we move into the second half of the Summer of 2025, let's take a moment to assess how the market is looking!
In a recent report from Redfin, Summit County was the 6th fastest selling county in Ohio, right behind Warren, Hamilton, Butler, Clermont, and Medina! Summit also saw a median sale price of $175,000.
Here's the Breakdown:
In June, Summit County homes saw an average of 33 days on market. Offers are coming in quickly!! For July so far, 35 days is the average. This is a huge leap from the 47-54 days we were seeing between January and April! With the lower days on market averages we've seen, the close price to list price ratio had steadied at 100%, so these homes are not only selling quickly, but receiving full-price offers!
When it comes to just listings, there were 1,032 in the month of June in Summit County, and 629 of them sold! For July so far, there are 1,135 listings, and 320 of them have sold! This momentum is wonderful- and a breath of fresh air from the lower 700-900 listing averages we saw between January and May.
Now, Summit County and most areas have consistently been Seller's Markets- and that hasn't changed. When we look at the 1.64 months of Inventory in June, we can expect to see something similar when July is over. Months of Inventory is a big tell in what type of market we're in, so if with current demand we only have about 1.64 months worth of homes on the market, it's going to be more competitive for buyers.
Finally, Summit County homes have seen an average price per square foot of $166 in June, and so far $161 in July. January started off at $148 per square foot, but we also have to account for the slow-moving market at the beginning of the year, where sellers may not have been getting 100% of list price.
